There are often a few common questions that come about when discussing this particular new home construction build, so we put together a quick list to walk you through the process and give you a better insight into the program to see if this would be the best fit for you.

Q: Do you have lots I can use & can they be rolled into the transaction?

A: Yes, if you don’t already have a specific lot in mind, our team will work with you to find the best fit for you in a number of neighborhoods around the local area. When choosing this option, you would be able to also use the construction loan to help finance the purchase of the actual land. 

Q: Do I need a property survey done?

A: Yes, you will need to have the land surveyed. Most mortgage lenders will require this before construction begins to ensure that the land is worth the price that they will be providing for the loan. 

Q: Do I need any permits?

A: Yes, there will always be a need for permits when constructing any type of building. With our Hunter Quinn HomeSights program, however, our team will be there with you each step of the way to take away any doubt and uncertainty you may have regarding the subject and ensure that you have a stress-free homebuilding journey. 

Q: What are the advantages of building on your lot?

Q: What is the difference between a construction permit loan and a regular mortgage?

A: Essentially, a construction loan is a short-term loan (typically one-year) and covers the cost of building your home on your lot. At first, this is completely separated from your mortgage, but once the year is up and your home is complete, your construction loan will simply be added into your mortgage for a seamless process. 

Q: What do you mean by two closings or a soft close?

A: Having two closings, or a soft close, means that the construction permit loan is coming to an end. This isn’t similar to closing on your home, however, where up-front costs are due. A soft close relates to the time where your construction loan is simply transferred over to your mortgage payments when construction is complete.
